A patio is only as good as the condition it's in. Cracked grout lines, stained stone, and uneven surfaces don't just look bad - they make the whole space feel neglected, even when everything else around it looks great. That's the problem we fix.

We do a lot of patio restoration work, and flagstone is one of the surfaces that really rewards proper care. Stone like this has genuine character to it. The variation in color, the texture, the way it ties into the surrounding landscape - it's worth preserving. But over time, freeze-thaw cycles, organic buildup, and worn-out joint material can make even a high-end patio look rough.

Our process hits the main problem areas: deep surface cleaning to pull out embedded grime and staining, grout joint repair where material has cracked or fallen out, and releveling any stones that have shifted. The surface cleaning alone makes a dramatic difference. That chalky, filmed-over look that develops on natural stone? Gone. The actual color of the stone comes back.

What we're left with is a patio that's clean, stable, and genuinely usable again. No more catching a toe on a lifted edge. No more dingy joints pulling the eye away from a space that should feel good to be in. Just solid, well-maintained stone that looks the way it was meant to look. That's what patio restoration is supposed to accomplish.

If your patio has developed that familiar combination of staining, cracked joints, and a few stubborn problem spots, it's probably a better candidate for restoration than you think. Most patios don't need to be rebuilt - they just need the right attention.
